Hi, I am Scott Hayes the owner and director of Premier Building and Pest Reports. I have extensive knowledge and experience within the building industry, starting my career at 15 years of age. I completed my carpentry apprenticeship before moving on to my Building Foreman and Clerk of Works post-trade course and successfully obtaining my open class builders licence at age 22.
My career in building has seen me complete more than 250 building projects ranging from simple building renovations to high scale 4 storey unit projects. I have completed work from Sydney to the mid-north coast of New South Wales and right up to South East Queensland. In my time as a builder, I have seen my fair share of building defects and problems and I wanted to provide a service that gave people peace of mind and confidence when purchasing a home.
We started Premier Building and Pest Reports in 2001 and in the 19 years we have been in business we have conducted over 14,000 building and pests reports. We are one of the original Building and Pest inspection companies that were first established here on the Gold Coast.
We are hands-on builders that are proficient in most trades and have an in-depth understanding of building and pest inspections, building problem diagnostics, termite species identification, detection, and management. Tips to help you prepare for a building inspection
- Ensure your smoke detectors are working
- Replace any blown light bulbs and broken fixtures
- Clear out your gutters and replace or repair damaged areas
- Trim or remove trees that are impeding on the home
- Check the grouting in your bathrooms and mend if need be
- Secure loose fixtures, railings, handles etc
- Make sure toilets aren’t cracked or loose
- Fix any plumbing issues
- Ensure all vents are operational
- All doors and windows should be functioning properly
- Manholes and crawl holes should be ventilated and dry. No chemicals, paints or flammables should be stored here if they are, remove them.
- All downpipes should be directed away from the house
- Repair and clean driveway
- Ensure that there is easy access to the garage, manholes/crawl holes
- Remove any exterior paint that is old and flaking and repaint
- Make sure your fencing is erect and structurally sound
- If you have a pool or spa it must have a compliant pool fence
- Ensure your heating and cooling is working efficiently, it’s a good idea to get them serviced by a professional
- Seal any penetrations in the walls, flooring, and ceiling
- Ensure the garage door works
- Check for grading under your deck if you have one
- Remove exterior clutter, mow, and tidy gardens
- Replace caulk around windows or doors if there are any cracks or damage
- Fix broken screens and replace broken glass
- Patch any holes in the drywall
Advice
If you are trying to sell your home, it’s in your best interest that your home is maintained and kept in good condition. The building inspector will report every defect they see, no matter how small. Here is some advice to help you represent your home in the best light when the inspector comes.
Make sure your home is clean and clear of clutter
This ensures that your home can be examined properly, and the inspector doesn’t have to spend time moving objects out of the way. The inspector will need full access to each area of the home to inspect the walls and floor. Each room should be free of clutter, pictures on the walls, rugs should be removed, and furniture will need to be away from the walls. The car should be out of the garage.
Do not obstruct or lock areas
Rooms need to be unlocked and items should not be placed underneath or in front of manholes or sub-floors.
Have documentation ready
If you have had renovations or repairs done to your home, ensure you have these documents readily available for the building inspector to view if they ask for them.
Vacate the premises
If you are selling your home, the potential buyers of your property may wish to be there with the building inspector to ask questions. Give them privacy to this comfortably. We generally say allow 1 – 2 hours for a building inspection, but the inspector can give you a more specific timeline on the day based on the size of your property and whether there is clear access or not.
